Nobody, except consular officer will be able to tell you what chances are.
I my opinion, chances are not very high. I know several cases when F-1 visa was refused to people whose study was sponsored by a private party. A lot will depend on which university she is going to attend, what is the study subject, and what is her employment and education history.
